Seller Listing Questionnaire

Janie Shultz · Real Estate Agent & Broker · JanieNashville.com

Thank you for trusting me and looking at the opportunity of selling your home. The more I know about the property, the better I can market it, price it and keep everything moving without surprises.

You most likely will not have every answer or detail this questionnaire is asking for, and that is totally fine. If you do not know something, skip it. Nobody knows every detail about their house. This just helps me get as much insight as possible.

I do not expect you to fill this out completely if you do not want to. The more insight I have, the more accurate a snapshot I can give you, but partial answers are genuinely useful.

When you are finished, use the buttons at the bottom to copy, download or print your answers and send them back to me.

Your Plans & Timing

Why You Are Selling

What is behind the decision to sell? Check everything that fits. This is not nosiness. Knowing what actually matters to you changes how I negotiate.
Tell me a little more
Will you be buying another home?
Where are you headed, and does the purchase have to line up with this sale? City or area, and whether you need the sale to close first.

Timing

What is your ideal timing for getting it on the market?
In a perfect world, what would your ideal closing or selling date be? Pick whatever you can. A month and year alone is plenty if you do not have a specific day in mind.
Have you ever had this property listed for sale before?
Roughly when, and what happened?

Updates, Renovations & Replacements

This is the section that earns you money. What you have put into the house is what I use to defend your price. Click as many as apply, and do not worry about the exact year.

Updated · Upgraded · Repaired · Replaced

Open each category below and check anything that has been updated, upgraded, repaired or replaced while you have owned the home.

Kitchen
Appliance finish
Bathrooms
Flooring
Flooring details Which rooms, and what type went in. Hardwood, LVP, tile, carpet.

Exterior & Outdoor
Anything not listed that you feel is important Anything updated or replaced that is not in the boxes above, or anything about the house you think matters. Approximate years and costs help.

Condition & Getting It Ready

On a scale of 1 to 10, where would you personally rank the home in its current condition? 1 is a complete dump or a teardown. 10 is absolutely perfect, turnkey, gorgeous, fully updated, renovated or new construction. Answer honestly, because it helps give me much better insight before we do a pre listing walkthrough.

Known Conditions

Check anything you have experienced or are aware of. Disclosing up front almost always costs less than a buyer finding it at inspection.

Please explain anything you checked above
Do you know if the home is in a floodplain?
Does the home require flood insurance?
Do you know roughly what the annual flood insurance costs? An approximate amount is fine, and if you are not sure, just leave it empty.
Is there anything the home needs fixed, updated, repaired or replaced before listing?
Is that listed in the known conditions above, or is it something else?
If it is something else, what is it?

Wish List

If money were no object, are there any items you feel the home needs or wants? Check anything that comes to mind. Dream a little here. It tells me what buyers are likely to notice too.
Want to add any detail?
Are you open to doing any updates, upgrades or repairs before listing to better position it on the market? Yes can simply mean the obvious repairs that are already known or needed. It does not have to mean a renovation.

If you do not have the funds or the capacity to do work before listing, that is completely okay and it is a very common answer. There is no wrong answer here. It just helps me get a better understanding so I can build the right plan for your house.

This is also something we can talk through more in person, weigh the pros and cons together, and from my professional experience I can give you better insight on what is worth doing and what is not.

The Nuts and Bolts

The rest of this is the technical side of the house. Skip anything you do not know. Most of it I can pull or verify myself, and none of it has to be perfect today.

Sewer or Septic

Is the home on public sewer or a septic system?

Septic system

Most sellers do not have every one of these answers on hand. Tell me what you know and I will track down the rest through the county health department.

Do you have any records for the septic system? Permits, the original site plan, a soil map, an as built drawing, an inspection report, anything from the county. If you do not have any septic records, that is totally fine. I can pull them if there are any on file.
What do you have, and can you send me copies?
Has any maintenance, repair or work been done on the septic system?
What was done, and roughly when? Pumping, filter cleaning, line or field repair, tank or lid replacement, pump or alarm work.
What providers or companies have you used for the septic system? Company names help a lot. They usually keep service history even when the homeowner does not.
When was the tank last pumped?

Water & Other Utilities

Water

Water source

Well details

Do you have well records, and when was it last tested or serviced?
Any treatment equipment, softener or filtration?

*If you do not have this at the moment, skip it and we will finalize at a later time.

What day is trash pickup? Check every day that applies, including recycling or a second pickup.
Which company, and roughly what does it cost?

Propane

Is there propane on the property?
Who is the lease through?

Systems, Ages & Condition

Approximate years are fine, and if you do not have the dates or ages at this moment, do not worry about it. Choose unknown and we can figure it out later. If you have receipts, warranties or invoices, those are gold for marketing the home.

Roof, year replaced
Roof material
HVAC, year replaced
Number of HVAC systems
Water heater, year replaced
What kind of roof is it?
Foundation or basement type
What kind of heating and cooling does the home have? Check anything that applies.
Water heater type
Water heater
Electrical panel
If it was upgraded and you know roughly when, add it here.
Windows
If replaced, approximate year replaced, if you know
Do you have any transferable warranties? Roof, HVAC, termite bond, foundation, appliances, generator, home warranty. No specifics needed at the moment, we can go over those later.
Which ones, if you know?
Do you have any companies you typically use who service any of your systems? If so, what are their names or company names? HVAC company, plumber, electrician, pest control. Their records can save an inspection negotiation.

Survey

Are you aware of any surveys, or have you had any surveys completed for the property? It is not uncommon for homeowners not to have a survey. In some circumstances, though, homeowners have had one done or were given a prior survey at closing, sometimes tucked into the closing packet without much fanfare.

Survey details

Where did the survey come from?
Approximate year of the survey
Surveyor or company, if known
Do you have a copy you can send me?
Anything the survey showed that stood out? Encroachments, a fence or drive over a line, easements, a shared drive.
Are you aware of any boundary questions, easements, shared driveways or fence line disagreements?

What Stays With the Home

FYI on anything attached to the house

Any TV mount that is drilled into the wall technically stays with the property. The TV itself does not. If you like your mount, take it with you.

Same goes for anything else attached to the home that you love, like light fixtures or shelving. Those would need to be removed before listing, and ideally replaced with something else, so a buyer never sees them and expects them to stay.

Anything you plan to take with you that a buyer might assume stays? Light fixtures, a mirror, appliances, a mantel, plants. Better to call it out now.
Are any items leased or financed? *Ex: propane tank, security system, solar panels, water softener, alarm monitoring, etc.
Which ones?

Pets & Alarm

Are there any pets in the home?
If yes, what kind, and what should agents do with them during a showing?
Alarm system?

A Few Last Things

Is anyone who owns the property a licensed real estate agent, or related to one? Tennessee requires this be disclosed. It is routine, it just has to be on paper.
Anything else I should know? Nothing is too small. Surprises are the only thing that really cost money in a transaction.

One Last Thing

How did you hear about me?
Who referred you? I would love to thank them.
Which agent?
Which platform?
How did you find me?
